Due diligence to ensure the best purchase for your needs Conducting due diligence during a property search is critical. As we specialize in barrier island properties, we know the inventory and communities on well, know which homes are hot, which are not and which have issues of concern. And we don't simply explore properties in which you've expressed an interest. Based on your lifestyle and desires, we often suggest properties and neighborhoods of which you may be unaware or have not considered, but we think would suit your needs.
Once we identify properties that might suit, our research doesn't stop there. Beyond conducting real time market analysis of property sales, we scour public records of the property and adjacent parcels to ascertain the real scoop on why a property may be for sale and to unearth issues to further research. Conversations with listing agents also glean valuable data relative to the purchase process, like seller motivation and history of past offers. Our long standing relationships with highly regarded vendors like contractors, attorneys and inspectors who can provide expertise as needed regarding all aspects of a potential property purchase.
Macro Community Issues Of Relevance Because no property exists in a vacuum, our due diligence on your behalf goes beyond the property: intangibles like community culture and constituencies are also explored - the property may be ideal, but is the community? Are its rules and regulations acceptable or inconsistent with your lifestyle?
