If you're thinking of selling your home this Fall, you may think you have plenty of time to enjoy Summer before embarking on getting down to business. Not so. The best strategy is to begin now to ensure that your home hits the market when you want and how you want. 1. Reverse Engineer Your Timetable.

When do you want to be sold, moved and in your next home or – at a minimum, when do you absolutely want to hit the market? Get a calendar and mark that drop dead date.  Then:  back out the average days on market to sell in your community; then back out days to prepare the home for sale – cleaning, de-cluttering, staging, painting, spiffing and any minor renos/repairs need to be done (this could be weeks -- and be honest: this ALWAYS takes longer than anticipated!) Finally, back out a standard of a 60-day period to close a contract. An early January listing launch with May close of sale and move requires starting the prep work for your sale by October 1st.

2. Make a Plan.

So if prep work starts October 1st, why not enjoy Summer? Before you spend the rest of the Summer out by the pool, do yourself a favor and make a plan.                             

a. Conduct due diligence on a prospective Realtor with whom to partner with in the sale of your home.  Determine your partner now to tap into their expertise as you prep your home for sale.                            

b. Ask your Realtor the average days on market for homes in your community to sell to manage your expectations – and timeline.             

c. Ask your Realtor for an assessment of your home’s value – price + time to sell – as it is, and a second assessment of value and time to sell after completion of recommended repairs and staging advice. Get price estimates to compare ROI (understanding that time is money, also.)  Generally: a deep clean and fresh paint are the cheapest most potent renovation & staging tools.

3. Execute!

If your Realtor advises that your home will sell quickly without any staging or cleaning, hooray, you’re a unicorn -- and can enjoy your summer knowing that your Realtor is able to prepare marketing materials like photos and brochures ahead of launch to hit the ground running.  If you’re like the 99.99% of the rest of us:  you’ve got 12 weeks to de-clutter, pare down, donate, clean, spiff and paint those areas of the house needing a little love.  Outsourcing any work? You’ll also have plenty of time to secure vendors needing longer lead times to complete projects best left to the pros. Prepare your home by ensuring it is immaculately cleaned, de-cluttered and staged to the nines to show off how well-maintained, adorable and move-in ready your home is.
